What advantages does a gearless elevator provide?

As indicated by their name, gearless elevators do not have gears so they are much quieter than geared elevators. They are also much faster and provide smoother accelerations and decelerations. From the main lobby to the 19th floor of 90 George, it will be a 35 second trip.


Explain the 90 George garbage chute. What advantages does this provide to a purchaser?

There will be one garbage chute at 90 George. This garbage chute will be a multi-function garbage chute, and will allow condo owners to recycle most of their garbage. Before throwing your garbage in the chute, you will press a button to let the chute know which type of garbage you will be throwing out. You will have the choice of garbage, paper, plastic, or glass. The garbage chute is electronically controlled to allow you to deposit your garbage into one chute and have it automatically sorted.



How are the elevator walls/garbage chutes/mechanical shafts insulated?

All shaft walls (elevator walls/garbage chutes/mechanical) will be insulated to attain an STC rating of approximately 55. Please see question #6 for further details on STC Ratings..



What is the advantage of the 4 pipe heating system used at 90 George?

90 George will have a combination of a 2 pipe hot water perimeter baseboard heating system with thermostats located in each room (except for bathrooms and kitchens) with a 2 pipe chilled water fan coil (air distribution cooling system) and a centralized thermostat in each condominium. The hot and chilled water will be supplied by a centralized mechanical plant located at roof level. As a home owner, you will be able to turn on your choice of heating or cooling to better survive the changing seasons of the Ottawa climate. This is a very energy efficient heating system.


Explain the air exchange system at 90 George. What is the advantage of a
complete air exchange?

At 90 George we will have full air exchange, meaning interior air, including the bathroom and kitchen exhaust fans, will be vented outside and the newly treated and humidified fresh air is circulated throughout the building with direct feed in each condominium. As a home owner most air borne toxins will be eliminated, rather than recycled.

Explain the sound attenuation measures used at 90 George. What does a sound
coefficient of 60 mean?

Sound Transmission Class (STC) rates a wall’s resistance to airborne sound. The higher the number, the better the insulation. The Uniform Building Code (UBC) contains requirements for sound insulation for dwelling units including hotels, motels, apartments, condominiums. UBC requirements for walls are an STC rating of 50. An STC of 50 is a common building standard and blocks approximately 50 dB from transmitting through the partition. However, occupants could still be subject to awareness, if not understanding, of loud speech. At 90 George, all party wall assemblies will have an STC of approximately 60, which will block 10db better than that of an STC rating of 50.


Explain the window design and installation at 90 George. What is the advantage
of using these windows? What is the sound coefficient these windows will provide?

Outside and inside frame and sash are all aluminium extrusions and will be covered with polyester or anodized paint finish, assembled precisely with thermal break and Low ‘E’ Argon sealed glass. Also of importance, these aluminium extrusions have a lifetime warranty. The STC rating for the windows at 90 George will be approximately 32.


What is the advantage of solid core doors used within the suite?

Solid core doors are advantageous in that they offer a better acoustic performance than a hollow core door. Less sound will travel from room to room inside your suite when these doors are closed.


What does a Low ‘E’ Argon window mean? What is the advantage of this type of window?

Low ‘E’ Argon windows are pressurized windows. In between the two panes is Argon gas which eliminates most of the ultraviolet rays in sunlight and prevents fading of furniture. These windows also provide better heat retention.


Can the hardwood floors be refinished?

The hardwood floors can be refinished up to 2 times.

What are the advantages of a pre-engineered hardwood floor?

Engineered Hardwood is a product made up of a core of hardwood, plywood or HDF and a top layer of hardwood veneer that is glued on the top surface of the core and is available in almost any hardwood species. The product thus has the natural characteristics of the selected wood species as opposed to a photographic layer. The
“engineered” product has been designed to provide greater stability, particularly where moisture or heat pose problems for solid hardwood flooring.


Is a gas stove available? Is it an upgrade option?

A gas stove is available and is a standard feature.


What is zoned heating? What are the advantages of this heating system?

Zoned heating means that each individual major room can be heat controlled individually. In this system, your bedroom can be kept at a lower temperature than the rest of the condominium. This provides you with the option of controlling your comfort level within the suite.


What is Tarion?

Tarion Warranty Corporation is the new name for the Ontario New Home Warranty Program. Tarion Warranty Corporation is responsible for administering the Ontario New Home Warranties Plan Act, which outlines the warranty protection that new home and condominium builders must provide, by law, to their customers.


Before we move in to our suite when do we complete an inspection of our suite?

Approximately one week prior to the date of possession, a 90 George customer service representative will guide you through an inspection of your new home. At this time you will identify any damaged, incomplete or missing items, or anything which is not operating properly. Our customer service representative will record the items you found on the Pre-Delivery Inspection Form and you will be asked to review this and sign it. In addition, to signing the PDI form you will also be required to review and sign a Certificate of Completion and Possession and Warranty Certificate. This will be forwarded to the Warranty Program. Also at that time the 90 George customer service representative will also demonstrate functions of your home’s features (security system, garbage system, electrical breaker panel, common areas and amenities).


How does our Deposit Protection work?

From the moment we receive your deposit, it is guaranteed by the Warranty Program up to a maximum of $20,000 in the event the sale is not completed through no fault of your own. Deposits in excess of $20,000 are protected separately by the trust and excess deposit provisions of the Condominium Act.


How is the Interim Occupancy Date Established?

Your interim occupancy date is the target date upon which it is estimated in your agreement of purchase and sale that your home will be completed to permit occupancy. This date is dependent usually upon a number of factors, sales level, and commencement of construction. Even though you will be moving into your home on
the confirmed possession date, you will not be getting title to it at that time, since the condominium will not be registered.


What is Registration?

Registration refers to the formal creation of the condominium corporation. The process is initiated when Canril Corporation submits plans and paperwork to the Ministry of Consumer & Commercial Relations, once all of the units and common elements within the project have been declared substantially completed. The condominium’s
declaration and description are ultimately registered in the land titles office, following their approval by the requisite governmental authorities. The entire process may take approximately two to five months following your interim occupancy.


What happens at Interim Occupancy?

Approximately 5-10 days prior to your confirmed possession date you will be asked to sign an occupancy agreement, and you will need to provide a series of post dated cheques for your anticipated occupancy fees, which will be delivered by your lawyer to the lawyers responsible for the closings at 90 George.


What is our schedule for moving day and when do I get my keys?

Your keys are given to you on the date that you take possession of your new home and they are part of your closing package. In addition to your suite keys you will also be given keys/access cards to the common areas, and your mail box. The moving process is done in a very orderly fashion and we usually start with the lower floors. Corridors and lobby areas will probably be unfinished until the majority of the suites are occupied in order to avoid possible damage to the final finishes.

Do you need insurance?

Yes, you will require condominium homeowner’s insurance that covers contents and upgrades which is not covered by the condominium corporation.


Will you be allowed to barbeque on the balconies?

Barbequing will be restricted to the 9,000 square foot terrace which will have an incredible outdoor living space including private dining areas complete with stainless steel barbeques. However, barbequing will be permitted on the penthouse terraces.


Will I be able to wash my car in the parking garage?

Yes, there will be a car wash station located on the third level of the parking garage for the exclusive use of the residents.


Will there be bicycle storage?

Yes, there will be bicycle storage located on the 2nd floor of the parking garage.


What are the amenities that are located at 90 George for the exclusive use of the
residents?

90 George will have a private fitness area, saunas and steam baths, swimming pool, private dining room, cocktail lounge, catering kitchen and of course, the 9,000 sq. ft outdoor terrace. For more information, click here »
