| The Buiding:
Building: an elegant 19 storey building, with a 3 storey commercial podium and approximately a 9,000 sq.ft. outdoor terrace designed by the award winning architectural firm of Beique, Legault, Thuot from Montreal, Quebec. Ottawa's most prestigious condominium building is located on George and Rideau in the heart of the historic Byward Market.
Entry: a canopied entry on George Street with a vehicular drop-off with an architectural designed entry way.
Lobby: a chic and contemporary design that incorporates the historical aspects of the heritage components of the Byward Market combining the use of stone, wood and stainless steel.
Vestibule: a private lounge area is adjacent to the lobby entry. It will have a concierge desk and security station with secure storage area for special deliveries and dry cleaning. Mail room: located adjacent to the concierge station.
Pedestrian entrance and lobby: vestibule and lobby area will be accessible from both George and Rideau Street entrances and will be for the exclusive use of 90 George residents and their guests.
Elevators: 2 high-speed gearless elevators with access only to residential floors. Elevator cabs: walls will have decorative wood and metal finishes with an art-deco theme.
Club George:
the private Club George on the 4th floor features a terrace with landscaped gardens, barbecue area and sun deck. The amenity level will have a sprinkler system as per code. The interior will have a fitness center, yoga room, saunas, dressing rooms, and shower facilities, and a large indoor salt water pool and whirlpool.
The private dining lounge at Club George:
a formal dining room for up to 20 people, with a fully equipped catering kitchen and a cocktail lounge which opens onto the exquisite gardens on the outdoor terrace.
Terrace: a lushly landscaped of approximately 9,000 sq.ft. terrace, with outdoor livingrooms, garden areas, and water feature - Perfect retreat to enjoy the ambiance of downtown Ottawa with gorgeous views and an incredible atmosphere.
Commercial podium: three floors of retail, it is our intention to acquire a world-class gourmet grocery store, wellness spa, haute couture fashions and an upscale restaurant
Parking: four levels of underground parking; one level of public and visitor parking, and one level of valet parking. - For each suite there is one parking space and locker included in the purchase price - for the penthouses there are two parking spaces and two lockers
Car wash: car wash bay with hose bib and a bicycle storage area.
Concierge and doorman: hotel trained concierge and doorman will greet your guests and will accept deliveries 24 hours a day.
Security
Guests will be greeted by the concierge who will ask who they are visiting (there is no directory listing of building occupants) and, upon receiving authorization, direct them to the elevator lobby.
The residents will have a FOB or a swipe card garage opener. The garage will be brightly lit and painted and contain strategically located video cameras will be monitored. Residents will receive two key chains FOB or two swipe cards, which activate the garage door, provide access through the front entry, Rideau Street entry, and garage and elevator lobby doors as well as through the amenity area doors.

The party-wall is a double partition assembly with 2" x 4" steel studs with 2 layers of staggered sheet rock on each side, with 1" air space between walls for a total wall thickness of approximately 10" with a Sound Transmission Coefficient Value of approximately 60.

Features and Finishes
— NOTES
The purchaser acknowledges and
agrees that:
| a) |
The Vendor may change the plans,
features and specifications for the Property or for
the 90 George Condominium Corporation without notice
to or consultation with the Purchaser, to satisfy Ontario
Building Code, Regional, Municipal or utility requirements. |
| b) |
The Vendor may change the plans and
specifications without notice or consultation with the
Purchaser in order to accommodate unique site conditions. |
| c) |
The Vendor may substitute other material
for the material identified in the plans, features and
specifications as above, as long as the substituted material
is of equal or better quality |
| d) |
Notwithstanding the Vendor has taken
considerable time and effort to locate all mechanical
chases, bulkheads and mechanical walls within the units
and endeavours to accurately reflect these on unit brochure
drawings, circumstances or site conditions may require
that these chases and bulkhead locations be altered and/or
moved; |
| e) |
If pot lights are chosen as an optional
extra to the Purchase and Sale Agreement, that all such
pot lights must be installed within a bulkhead and/or
dropped ceiling area only. The Vendor will make best efforts
to locate such pot lights in the location requested by
the Purchaser, provided that they do not interfere with
the mechanical items already located within the bulkhead
and/or dropped ceiling. The size of the bulkhead and/or
dropped ceiling may change to accommodate the requested
lighting. |
| f) |
Walls on the marketing floor
plan which are shown solid filled are not removable
or movable, and walls which are not shown solid filled
may at the Purchaser’s option be deleted or their
location altered (depending on stage of construction).
The Purchaser is to have a choice of colours and materials
from the Vendors’ samples of the following, provided
they have not been ordered or installed:
-all cabinets and countertops
-all ceramic tile
-paint colour
-hardwood stain color

Where the Purchase
is given a choice of materials or colours, the Purchaser
agrees to confirm such choices to the Vendor within
seven days of being requested to do so by the Vendor,
and that in the event such confirmation is not received
by the Vendor within the prescribed time, the Vendor
shall irrevocably make such choices on behalf of the
Purchaser, and such choices shall be binding on the
Purchaser.
All upgrading and extras are
to be dealt with between the Purchaser and 90 George
Corporation |
